NJ Affordable Housing Operators Accused Of Discriminating Against Low-Income Applicants

By: AJ McDougall

New Jersey’s Attorney General announced probable cause that Adoni Property Group, LLC, and Legacy Realty Group violated state anti-discrimination laws by enforcing minimum-income requirements that effectively barred low-income applicants from accessing affordable housing. The screening criteria required applicants to have an after-tax income three times the monthly rent and a bank balance five times the rent, which allegedly excluded eligible low-income Black and Hispanic applicants. This policy contradicts New Jersey's affordable housing guidelines, and the case may proceed to prosecution if conciliation fails.
